February 25th - CIC Midwest Lunch & Learn,  "Amending Your Governing Documents to Protect Your Association in 2009 and Beyond"

Speaker: Chad Johnson, Hellmuth & Johnson

The economic climate has created a domino effect of challenging issues that associations need to deal with head on. Amending your governing documents is a proactive way to successfully protect your association now and in the future.  We'll discuss: requiring homeowners to submit a third party notification to utilities so that associations are notified in case of shut off; modification of no-rental policies to allow for the current market conditions; tightening requirements for keeping dues current; embezzlement safeguards, and more. We'll review the different parts of our governing documents and the procedures for updating or making changes to each of them: Articles of Incorporation, Declaration, By-laws, and Rules and Regulations. Find out when you need to have homeowners vote on a change, when a board has the authority to make a change, and when changes need to be filed with the state. Bring your questions.
